My comment:

noting that the rent shall be calculated according to the Law of... rather than according to the "surface corrigée" (nominal usable area) formula (which is given in a different law)
La "surface corrigée" est la surface habitable corrigée par un facteur qui est défini par la loi de 1948 et ses amendements.

My comment:

It's what in NYC is called Rent Control, and is from an old law:
Surface corrigée..it's an exact measurement in terms of the law. People get there rents changed based on this law, sometimes.
If you are UK, you might have another term for "rent control"
