it's partiaire, not paritaire. Typically, it is a lease of a parcel of agricultural land the rent of which is paid in nature, i.e. a part (hencecpartiaire in French) of the crop.
There is also a "bail paritaire" in Swiss law, which is nothing but a normal lease (of a building for example) with a specific provision for subletting. This doesn't seem to fit the context though.
