business value

My comment:

or agency value, this is misleading it looks as if it means "civil money or public funds" but here it means the value of the business (Preneur = Lessee)

agency value or civil business

My comment:

My reference for civil business is clearly found here: http://books.google.com.mt/books?id=hESvEbbDSrIC&pg=PA277&lpg=PA277&dq=fonds+civil+definition&source=bl&ots=W2Rvqpravc&sig=ciKRHdNirtdCGssvat9N8pi2WRY&hl=en&sa=X&ei=OsBlVOagA4XaavbwgvgI&ved=0CGgQ6AEwCA#v=onepage&q=fonds%20civil%20definition&f=false. and for agency value: http://www.proz.com/kudoz/french_to_english/business_commerce_general/3456628-fonds_civil.html

Civil business

My comment:

This is a concept in French civil law that has no equivalent, so I'd use the translation found in scholarly publications

its clientele

My comment:

Fonds civil here has nothing to do with public funds: when you sell a business (fonds de commerce), you also sell its clientele. Fonds civil is the addition of material ( computers, documents, files, etc.) and of customers or clients. For example, a chartered accountant who sells his business sells also his clientele and all the files linked with them.
